How does purchasing a property from your site work?
First, you find land that you love (perhaps it “calls to you”) and then you put in the down payment which will include the document fee.
After that, we go to work and either draft up the documents needed, starting with the agreement for sale and purchase and then moving on to the contract for owner carry or the deed for immediate transfer.
Then we send out the agreement for sale, get signatures via eSignature software.
Then we collect the remainder due for a cash/paid in full sale…OR we setup a payment portal for the owner carry (terms) deals to send to you. This is a place where you can see what you owe and update payment methods as needed. Pretty flexible.
Upon completion of that step either the deed gets transferred for a cash sale OR you get to enjoy your land as you pay it off through us.
* Note that building is generally not allowed when on an owner carry agreement as we hold the deed.
Are there any hidden fees when buying land from you?
Not at all. What you see in the agreements and what we discuss is what you get. No additional fees, commissions, etc.
Are you a real estate agent?
Not an agent, we own the land we sell. No commissions here.
Why are your properties so cheap?
We are looking to make it easier for more folks to enjoy the land that we love…we make every effort to help those needing to make some other use of the land that they have while also making it possible for others to own land easily…perhaps like you?
Can you keep me help me look for a specific kind of property?
We make best efforts to find you the land that fits you well, that land you’ve been looking for! We have connections and colleagues we work with to help make that a reality more quickly as well…however, we can’t guarantee that we will find what you REALLY want quickly…but we can get close most of the time!
How do I know if this is a safe way to purchase property?
We can provide you with references as needed. We pride ourselves in making this as easy and safe as possible. This is one reason we only do business under the Agreement for Sale and Purchase. A legal document to bind both parties to the transaction at the agreed terms. Feel free to give us a call, feel us out, look us up.
